Most homeowner's aren't aware of the possibility that decay may be hiding in their walls or that there is a simple and economical solution that could evade this costly problem entirely.Thousands of homes have an exterior that appears to perform perfectly on the surface, while underneath there is an increasing amount of black rot and mold infecting the structural integrity of the home. That mold is permeating the home's protective barriers unnoticed. Unfortunately, once the problem is visible, it's typically too late for a quick fix. That quick fix is flashing."It is important to ensure that your home has been properly equipped with kick-out flashing, brick flashing and window flashing – including drip-caps," says Bruce Ryan, President of Ryan Windows & Siding. "Flashing is a water-resistant metal or plastic that is installed to direct water-flow away from the home, diverting water directly into the gutter or away from the home." This little piece of metal is so important, that the Minnesota State Building Code made it a requirement in 2007 with an amendment to R703.8."Without proper flashing, rainwater can infiltrate your home and seep behind the siding into the underlayment. This moisture leads to mold, rot and even potential structural damage that will be hidden for many years," says Ryan. It can take thousands of dollars for a contractor to remove all of that damage to the walls and rebuild. "To avoid costly repairs and to be reassured, I recommend having your home inspected by a reputable, licensed siding contractor to ensure the appropriate flashings are in place," advises Ryan.
